Transforming a Termite-Damaged Home in McKinney, Texas
At Performance Painting, we recently undertook a significant project in McKinney, Texas. This project was unique as it involved not only cosmetic updates but also essential repairs to make the home livable again after extensive termite damage. Here’s a detailed look at how we transformed this home room by room, wall by wall.
Scope of Work and How We Repaired the Wall Damage
1. Ceiling Replacement and Insulation Installation
In most of the home, we replaced the drywall in the ceiling, except for the blue-painted bedroom, the storage area on the second floor, and the large back living room. For the ceilings we replaced, we applied a Spanish lace texture to match the walls, primed and then painted them in flat white. Additionally, we installed new rolled insulation where the drywall was replaced.
2. Popcorn Ceiling Removal and Texture Matching
In the blue-painted bedroom and the back living room, we aimed to replace the popcorn ceiling with a matching Spanish lace texture. However, there was a possibility that termite damage could prevent us from applying the new texture. In such cases, we planned to install new sheetrock, apply the matching texture, prime, and paint. If the drywall didn’t need replacement in these areas, we offered deductions.
3. Wall Crack Repairs
We repaired cracks in the walls throughout the home, replacing small pieces of drywall as needed. Using the matching Spanish lace texture, we ensured the repairs seamlessly blended with the existing walls. If a large quantity of drywall replacement was necessary, we would discuss additional charges and prioritize areas as needed.
Painting and Finishing Touches
After completing the ceiling work, we painted the entire home, including walls and trim work (doors, baseboards, window sills). We also replaced a deteriorated piece of baseboard in the front living room.
Challenges and Considerations
This project came with its own set of challenges. The presence of termites required careful handling of the existing drywall and potential retexturing difficulties. We also had to ensure the repairs were compatible with previous foundation work completed last year. While we strive for excellence, we cannot warranty stress cracks that may appear in the future due to these underlying issues.
A Livable Home Once Again
Through meticulous planning and execution, we restored the home to a livable condition. The new floors in the living room and master bathroom, along with freshly painted walls and repaired drywall, breathed new life into the space. The homeowner can now enjoy a beautifully updated and functional home.
